Urgent HVAC signals

no cooling during an extreme-heat day, burning smell at the air handler or condenser, water around indoor equipment, breaker trips when cooling starts, smoke-loaded filters and vulnerable occupants. During LA County extreme heat or smoke conditions, HVAC emergencies can become health and IAQ problems, not just comfort problems.

Urgent electrical signals

sparking or buzzing panel, hot switch, outlet, or breaker, partial power loss, water near electrical equipment, burning odor or repeated breaker trips. Do not keep resetting a breaker if heat, odor, water, or sparking is present.

Urgent plumbing signals

active leak that cannot be isolated, sewer backup, no hot water with unsafe venting concern, failed main shutoff, water heater leak or pressure relief discharge. Find the nearest shutoff if safe, protect the area from water damage, and include photos in the booking notes.

What to send

City, cross street, system, symptom, when it started, whether it is getting worse, shutoff/panel location, water or odor status, access notes, tenant or HOA notes, pets, gates, parking, and whether anyone in the home is heat-sensitive.
